As the Director of Facility Operations and Team Development, you will play a crucial role in overseeing the daily operations, maintenance, and repairs for a rapidly growing company with a diverse portfolio of retail, commercial, and multi-family properties in Georgia. Your responsibilities will extend beyond just managing the facilities, as you will also be leading a team that provides a wide range of services including landscaping, janitorial work, routine maintenance, preventative maintenance, minor appliance repairs, and light construction repairs. Your interactions with property managers and owners will be essential in ensuring that all requirements are met and identifying any potential maintenance needs.
The position is based in Georgia, where you will currently be overseeing five properties with plans to expand to seven by the end of the year. Additionally, the company will be acquiring properties in Florida, Tennessee, and North Carolina.
Collaboration is key in this role, as you will work closely with the existing team to learn new skills and provide valuable feedback to support your growth and the team.
RESPONSIBILITIES:
- Develop, coach, and lead the facility operations team to ensure optimal performance.
- Guide and mentor the facility team in identifying additional maintenance opportunities to enhance property functionality.
- Create schedules, assign tasks, and oversee work completion across all properties to maintain efficiency.
- Provides technical guidance and administrative direction to multiple sites and buildings.
- Conduct inspections and risk assessments to proactively identify maintenance needs and address them promptly.
- Have a deep understanding of the base scope of work by property, including landscaping, portering, lamping, and extras.
- Supervise repairs and facility improvement projects such as irrigation, electrical, HVAC and plumbing to uphold property standards.
- Implement and oversee a comprehensive preventative maintenance program to prevent costly repairs and downtime.
- Develop and implement SOP’s and other processes as appropriate.
- Establish and enforce safety standards to ensure a secure work environment and compliance with protocols.
- Maintain strong customer service relationships with clients and coworkers to uphold the company's reputation.
- Track and analyze metrics on operational performance to identify areas for improvement and maintain costs within budget.
- Support property acquisition and growth plans by effectively managing the current portfolio and preparing for future expansions.
- Collaborate with HR, engineering, and other teams to support various functions and initiatives.
- Lead facility team in innovative ideas and learning to drive business growth and improve processes.
QUALIFICATIONS:
- 5+ years of management experience, demonstrating strong leadership skills.
- Proven track record of effectively managing operational teams to achieve desired outcomes.
- Comprehensive knowledge of maintenance, landscaping, repairs, and light construction practices.
- Must have excellent interpersonal skills and ability to engage with a diverse group of people and effectively share knowledge.
- Excellent communication and organizational skills to coordinate tasks and facilitate teamwork.
